“Rightmove Reveals Top Towns for Property Price Surge in 2025”

Rightmove has unveiled the 25 towns that experienced the largest surge in property prices in 2025.

Topping the list was Hawick in Roxburghshire, located in the Scottish Borders, where the average home asking price rose by 18% to £148,633. Following closely, Durham claimed the second spot with a 15% increase in average asking prices to £251,339, and Stannington in Sheffield saw a 12% upsurge in asking prices to £264,078.

The Rightmove 2025 growth list prominently featured regions with lower property prices, determined by a combination of house prices, demand, and supply. Across the top 50 areas, the average asking price for a home was £270,711, which is 26% lower than the national average of £368,031.

National average asking prices decreased by 0.6% at the end of 2025 compared to the previous year. Scotland led the representation in the top 50 list with 12 locations, followed by the North West and Yorkshire & The Humber with 8 entries. Surprisingly, London, with an average asking price of £679,782, did not make it to the top 50 for price growth last year.

According to Rightmove, affordability played a vital role in driving price growth in 2025. The trend of suburban areas close to city centers remaining popular due to increased office attendance also contributed to this growth. Additionally, locations near universities or major NHS trusts were noted to be in demand.

Colleen Babcock, a property expert at Rightmove, pointed out that areas with more homes priced below the average asking price attract a larger pool of buyers, leading to increased demand and subsequent house price growth in those regions.
