“Canadian Rental Prices Hit Record Decline in August”

In August, the average rental unit price in Canada dropped by 4.8% year-over-year to $2,035, according to a recent report by Rentals.ca and Urbanation. This decline represents the sharpest drop since March. Rental prices have been decreasing for 23 consecutive months, with a 7% decrease compared to 2024. Although rents remained relatively stable on a monthly basis, experiencing a modest 0.1% decline from July following four consecutive monthly increases in the spring and early summer.

Urbanation’s president, Shaun Hildebrand, highlighted the growing uncertainty in the rental market due to the escalating trade tensions between Canada and the United States. He expressed concerns that lower employment and consumer confidence could lead to a decrease in demand in the short term. Additionally, the rental market’s supply may be impacted by potentially higher construction costs.

The average asking rent for purpose-built apartments decreased by 3.3% year-over-year to $2,038, while asking rents for condominium apartments saw a steeper decline of 7.7% to $2,050. This trend reflects the ongoing challenges and changes in the Canadian rental market.
