“February Identified as Prime Month to Sell Property: Rightmove Report”

February has been identified as the optimal month to list your property for sale, as per a report by Rightmove. Recent data on house sales indicates that 68.9% of homes put up for sale in February successfully found a buyer. January and March share the second spot, with 68.8% of listed homes finding buyers on average. Following closely are April at 68.7% and May at 67.7%.

Contrastingly, October ranks lowest on the list, with 65.4% of homes listed in this month eventually selling. On average, it takes around seven months to secure a buyer and complete the sale of a property. The analysis by Rightmove examined millions of listed properties spanning from 2014 to 2024, excluding 2020 due to the impact of the pandemic.

January emerges as the swiftest month for securing a buyer, with an average of 47 days, closely followed by February at 48 days. March stands out as the month with the highest number of newly listed properties and the most overall sales agreements.

Rightmove’s property expert, Colleen Babcock, suggests that February is the prime month to sell a home, with the upcoming spring season also showing promise for sellers. Housing Secretary Steve Reed emphasizes the need for smoother buying and selling processes to reduce stress and ensure seamless transactions.

John Baybut, Managing Director at Berkeley Shaw Real Estate, notes the robust conditions in the UK property market, attributing the strength to declining interest rates. He advises serious buyers to be well-prepared with finances in place to seize the opportunities presented during the busy February listings.

Mike Sharman, Group Managing Director at Sharman Quinney, highlights the active property market during January, February, and March, driven by the arrival of early spring. Vendors are urged to be proactive in preparing their homes for sale to attract potential buyers.
